Step 1: Initial Conversation


Every deal starts with a quick conversation. We’ll review the property, your investment strategy, and your goals to determine the best loan structure for your project.


At this stage, we focus on:


- Property type and location

- Purchase price and budget

- Renovation or construction scope (if applicable)

- Exit strategy


This allows us to quickly identify whether the deal is a good fit.


Step 2: Deal Review & Term Structure


Once we have the key details, we evaluate the deal and outline potential loan terms. Our underwriting is asset-based and investor-focused, designed to support real-world strategies rather than rigid guidelines.


You’ll receive a clear overview of:


- Loan amount

- Estimated terms

- Program options available


No surprises. No unnecessary back-and-forth.


Step 3: Documentation & Underwriting


After moving forward, we collect the required documentation to finalize underwriting. The exact items vary by loan type but may include:


- Purchase contract or refinance details

- Scope of work and budget

- Rent roll or income information

- Entity documents (if applicable)


We keep requests reasonable and relevant to the deal.


Step 4: Approval & Closing Preparation


Once underwriting is complete, the loan is approved and prepared for closing. We coordinate with title, attorneys, and all parties involved to keep the process moving smoothly.

Step 5: Closing & Funding


At closing, the loan is finalized and funds are disbursed according to the loan structure. For renovation or construction loans, future funds are released through an organized draw process as work is completed.
